But in the last couple of years suppressive government regulations have made it too difficult for ethical mortgage brokers to offer mortgage financing. In addition burdensome and unnecessary lender underwriting guidelines have also made the loan process too demanding on mortgage professionals and potential borrowers.

- Verify source of funds and/or deposits to close as needed
- Coordinate the approval process through Fannie Mae or Freddie Mac
- Inform you of any conditions to be satisfied prior to final loan approval or closing
- Coordinate the title search and arrange for title insurance to be issued
- Coordinate with the closing attorney any liens on the property to be paid
- Contact your insurance agent and secure homeowners insurance on the property
- Schedule and coordinate the closing with all parties to the transaction
- Inform you as to what to expect at the closing and how the closing process works
- Review the HUD 1 Settlement Statement and mortgage loan documents for accuracy prior to the closing
- Attend the closing or arrange to be available by phone
- Maintain regular contact with all parties to the transaction between the time of application and closing

No Cost Refinancing

"No Cost" Refinancing refers to a type of financing whereby the borrower is not required to pay any of the normal closing costs associated with obtaining a new mortgage. There are always fees associated with obtaining a mortgage, Loan Origination, Appraisal, Credit Report, Attorney, Title fees, etc. These costs must be paid by someone. In the case of a "No Cost" refinance the lender will agree to pay these fees in exchange for charging the borrower a higher than normal rate of interest for the life of the loan. Depending upon the size of the new loan the additional rate of interest may range from .50% to 1.0% or more.
The "No Cost" refinance may make sense if you only plan on keeping the mortgage for 1-2 years. Typically it makes more sense to pay the closing costs (or roll the closing costs back into the loan), and obtain the lower interest rate. You may want to obtain a Good Faith Estimate for both options then evaluate the total interest that will be paid over the time you plan on keeping the mortgage.

 

 Common Home Buyer Mistakes

Not purchasing an Owners Title Policy. A title policy is required to obtain financing from a lender but it only covers the amount of the loan. An Owners Title Policy protects (among other things) your equity. It usually is a small cost and well worth the price.

Not getting a survey of the property being purchased. You need to know exactly what you are buying and where the exact boundaries are.

Not using an attorney to represent you throughout the whole process. This is a legal transaction and probably the one of the biggest investments of your life. It is worth a few bucks to have some one looking out for your best interests. There is no one else in the transaction that solely represents you. A Realtor that states they represent you is paid only and if the transaction closes and he is paid out of the sellers proceeds. You don't call a locksmith when you have a toothache. A Realtors job is to find you a property not advise on legal matters.

Not getting a Home Inspection or having an atlanta plumbing company do a full inspection. A few hundred dollars well spent.

Not fully examining all options in home financing.

Not checking the zoning of the surrounding area of the property being purchased. Know what the surrounding area will be in a few years. Airport, nuclear plant, shopping mall?

Not reading and understanding the Covenants, Conditions and Restrictions of the subdivision. (If applicable). Know what you are allowed and not allowed to do to the property.  

Not doing a thorough walk-thru before closing.

Letting the seller stay in the property after close of escrow. What if they decide not to leave or damage something on the way out? You would have very little recourse.
